What is in the pack?

In addition to the Sale Statement and Index that are generally complied when the HIP is published, the compulsory elements of a HIP are:

• The Energy Performance Certificate (EPC)
• Evidence of the sellers title
• A Property Information Questionnaire
• Local Authority and Water and Drainage Searches (must be supplied within 28 days of marketing)
• A copy of the Lease (this can be supplied within 28 days of marketing if not available immediately)

Additional authorised documents could include:

• Guarantees and warranties
• A Home Condition Report
• Other searches
